Orono, MN – Vincent Companies is pleased to announce the successful closing of Valora Senior Living of Orono, formerly known as Stonebay of Orono Senior Living. This 72-unit senior living community—built in 2020 and offering independent living, assisted living, and memory care—marks another strategic addition to Vincent Companies’ rapidly expanding senior housing portfolio.
As of September 2025, the community is 92% occupied, reflecting strong market appeal, modern construction, and a desirable Orono location just minutes from Lake Minnetonka.
Management will be under our partner Lifespark, a proven leader in senior living operations with over 20 years of experience and a portfolio of 48 communities across Minnesota and Wisconsin. Lifespark consistently achieves 94–95%+ occupancy across stabilized properties, and their data-driven platform is expected to further enhance operational performance at Valora.
Why This Acquisition Matters Now
Several macro factors reinforce the strength of this category:
Historic Demographic Tailwinds
- The local 75+ population is projected to grow another 19.2% by 2030.
- Beginning in 2025, 10,000+ Americans will turn 80 every day, accelerating through 2030.
- By 2030, 73 million baby boomers will reach retirement age.
Severe Supply Shortage
New senior housing construction has slowed to historic lows due to rising costs and regulatory changes. Demand is projected to outpace supply by more than 800,000 units by 2030, creating a multi-year period of:
- Rising occupancy
- Pricing power
- Operational margin expansion
